Tiny Homes Village Opens in Rock Island, TN

There’s a brand new tiny home community opening up in Rock Island, TN. The new community, named Tiny Homes Village, is located about 90 minutes outside of Nashville and the same distance from Chattanooga. It’s nestled on 45 acres between McMinnville and Sparta — small towns with a lot of natural beauty. A short distance from Fall Creek Falls State Park, you can easily spend your days immersed in some of the best waterfalls and recreation trails that Middle Tennessee has to offer.

Tiny Homes Village will develop in phases, with clusters of sites coming together as the community grows. The first 25 sites are anticipated to be move-in ready by December 2024, potentially sooner. The full site plan includes space for 200 lots. Communal areas include a mail facility, dog run, several small park areas, vegetable gardens, and a circular pond with BBQ pit areas. The developers are focused on creating a sense of community for like-minded individuals looking to embrace the simplicity and peace of tiny living. 

All lots are for lease, with an assortment of on-grid and off-grid sites. Leases start at 1-year terms at $550 and $350 a month respectively. Lease includes water, sewage, and trash pickup. Electricity and internet are separately metered.
